Letting Agent – Ask me anything! (Part One)

In this industry every Landlord/Property/Tenant is completely different, which certainly adds to the challenge however there are a few questions that crop up fairly regularly…

First up – Furnishings. I think the most common question I get asked by Landlords is whether they should advertise their property as Furnished or Unfurnished. Typically my answer depends on the property itself, for example a one bedroom apartment would usually be better suited to be furnished than a four bedroom detached house would be due to the type of tenant that you are likely to find.

The apartment would appeal more to a first time renter that doesn’t necessarily have their own furniture yet whereas the larger properties appeal to families that have accumulated their own.

As a general rule of thumb, long term tenants tend to like unfurnished properties as they can furnish the house with their own personal style and in turn end up staying for longer. Just bear in mind that any furniture provided by the Landlord must meet the fire safety requirements laid out in The Furniture and Furnishings (Fire) (Safety) Regulations 1988.
