If you look at the pictures available on the advert i have linked below, i would say its clear the property is in need of some modernisation in certain areas in order to bring it up to a particular standard allowing you to achieve the maximum rental figure. However i don’t think this will be the most costly refurb, i would say the flooring & the decoration would need looking at and potentially more once you have physicality seen the property, having said that the bathroom & kitchen appear to be ok.

Depending to what extent you refurbish the property would of course impact the amount of rental income you can achieve. I would expect the property to let for somewhere in the region of £550 pcm & £600 pcm. Your yield will obviously be determined by the price you purchase the property for and the amount you spend on it.
